About Shore Drive Condominium
Shore Drive Condominiums were built in 1983, on the site of the former Grimmons Elementary School. There are 7 townhouse buildings, ranging from 2 to 6 units each, with 2 or 3 bedrooms; all have at least 1 deeded off-street parking space.
Designed with passive solar energy efficiency, the unit is oriented due South, and the large windows allow the sun’s energy & warmth into the living room. While the original heat-absorbing natural slate floor has been removed and replaced with hardwood flooring, the passive solar design of this middle unit provides for low heating costs.
Association Improvements
In March 2025, the re-siding of 7 townhouse buildings, new privacy fences, storage shed replacement, and sidewalk repair projects were completed.
To finance these projects, in June 2024, the association secured a 7% 25-year loan with Avidia Bank. There was a 1-year drawdown period in which only interest was charged on the amount borrowed against the loan. Principal and Interest payments will begin in July 2025.
The owner of 109 Governor Winthrop Road opted to pay the supplemental assessment in a lump sum to keep the condo fees at the very reasonable rate of $311/month.
